The $99 junk removal ad, and what a Dallas job really costs

The short answer

Junk removal is priced on volume and on labor. A headline number in an ad is almost always the floor of a range — the smallest possible job, on the easiest possible access, with nothing heavy in it. It is not wrong, exactly. It is just not your job.

JunkRabbit does not advertise a teaser rate. The visit minimum is $75, and above that everything is priced either per item or by how much of the truck you fill. A sofa is $126. A queen mattress is $103. A quarter truck is $241, a half is $431, a full load is $732. You see the number before the truck leaves the yard.

Why volume pricing exists at all

The two costs in this business are space on the truck and time on site. Disposal is charged to us by weight and volume at the transfer station, so a truck that goes out half full and comes back half full has burned the same drive and half the revenue. That is the whole economic logic of the ladder.

It also means a price has to attach to something measurable. "A load" is not measurable. "Three-eighths of a fourteen-foot bed" is. Our ladder runs 1/4 at $241, 3/8 at $338, 1/2 at $431, 5/8 at $513, 3/4 at $587, 7/8 at $661, and a full truck at $732. If your pile is easier to describe by its contents — a sofa, a fridge, a treadmill — we price it per item instead and you take whichever comes out lower.

What a Dallas job usually actually is

Look at what people here are really clearing and the $99 framing falls apart on its own.

• The two-car garage that holds no cars. The single most common Dallas call. A 1960s ranch off Walnut Hill or in Lake Highlands with twenty years of boxes, a dead treadmill and a chest freezer in it. That is not a $99 item, it is a truck-ladder job.
• Hail-season debris. Spring storms across the metro take out fence panels, patio furniture and a roof. Roofing shingles are $48 a bundle and lumber or timber scrap is $41 a bundle, so a post-storm clear is the sum of what came down.
• A relocation. A family moving into Frisco or McKinney clears the previous owner's leftovers, or clears their own oversize furniture that will not fit the new floor plan.
• An SMU-area lease turning over in May. A sofa at $126 plus a queen mattress at $103 plus a box spring at $92 = $321.

None of those are a single small item. The honest version of the $99 ad is: it exists for the one-item job, and one-item jobs are a minority of the calls.

The four things that move a real price

Ignore the headline and look at what any legitimate quote is actually responding to.

• Volume. How much of the truck it fills. This dominates everything else.
• Weight. Concrete, masonry, tile and soil are dense. We price concrete and masonry debris at $219 per quarter truck rather than on the standard ladder, precisely because a quarter truck of it weighs what a full truck of furniture weighs.
• Item type. A piano, a hot tub or a gun safe is a different job from a sofa. An upright piano is $290, a hot tub is $322, a large gun safe is $260.
• What we are not allowed to take. Some things need a separate route regardless of price. Ask before you assume.

Notice what is not on that list: stairs, floor number, how far the truck parks, or whether you booked this morning. We do not charge for any of those.

Where teaser pricing usually goes sideways

We are not going to invent numbers for anyone else. But there is a pattern worth recognizing as a customer, because it is the same pattern in every market.

The headline covers a minimum quantity. The crew arrives, assesses on site, and the real price is set in your driveway — after you have taken a morning off, after the garage is already half pulled apart, and at a point where saying no is expensive. The pressure is structural, not personal. Nobody is being dishonest; the model just defers the number to the worst possible moment.

The fix is boring and effective: get the number before the truck is dispatched, in writing, against a list of what you actually have. That is how we run it. Send the list or the photos, get the total, book the slot.

Small jobs, honestly priced

Sometimes the job really is small, and it should be cheap. The minimum is $75 per visit. Plenty of single items sit close to it.

• Microwave, countertop: $30
• Patio chair, each: $30
• Vacuum cleaner: $33
• Small area rug, up to 5×8: $33
• Lamp, floor or table: $36
• Bicycle: $37
• Dining chair: $45
• Small junk pile: $82
• Medium junk pile: $129
• Large junk pile: $208

If the items total less than $75, the visit is $75 — that is what the minimum means, and it is the one number in this business that genuinely is a floor. A twin mattress at $82 or a small junk pile at $82 is already past it.

Getting a real number out of us

Three things make a quote accurate the first time, and all three take you about a minute.

• Name the items. "Sofa, queen mattress, box spring, two dressers" prices exactly. "Some furniture" does not.
• Say where it is. Upstairs bedroom, attached garage, detached garage off a rear alley, third-floor walk-up off Greenville. It does not change the price, but it changes how many people we send.
• Flag the building rules. If you are in an Uptown, Victory Park or Downtown mid-rise, tell us the management contact — most require a certificate of insurance on file and a booked loading-dock slot. We carry the COI and send it ahead.

You get the total before booking. It is the same total on the day.

So is $99 ever real?

For a single small item, a low price is perfectly real — ours start at the $75 visit minimum and a countertop microwave is $30 of item value inside that. What is not real is a $99 headline standing in for a Lake Highlands garage clear-out, a post-hail fence and patio pile, or a four-bedroom house in Plano being emptied before a listing photographer arrives.

Those are $241, $431, $587 or $732 jobs depending on how much truck they fill, and you are better off knowing that on the phone than in the driveway.
