How does pricing work?

Flat, photo-quoted. Send a photo and we price every item up front from real Dallas market data — e.g. sofa $126, queen mattress $103, refrigerator $164. Big jobs are priced by the truck: $241 (1/4) to $732 (full 16-yard truck). $100 minimum. Texas sales tax is applied at checkout where required.

Do you do garage cleanouts?

Constantly — Dallas homes are slab-built with no basements, so the garage is where decades of stuff piles up. We clear boxes, old furniture, appliances, and exercise equipment with easy ground-level loading, priced as truck-fill.

Do you do estate cleanouts in the Park Cities?

Yes — Highland Park, University Park, and Preston Hollow estate and downsizing cleanouts are routine. Discreet, donation-routed, careful with fine furniture, priced as truck-fill.

Do you handle COIs for Uptown and downtown towers?

Yes. Uptown and downtown high-rises require a Certificate of Insurance naming the association and a reserved freight elevator. We issue the COI and book the elevator window — included in the flat price. Our coverage: General Liability $1M per occurrence · $2M aggregate; Umbrella/Excess $2M · $5M; Workers’ Compensation $1M each accident. Your building is added as additional insured, coverage is primary and non-contributory, and a waiver of subrogation applies.

Can you do same-day pickup?

Often yes, when a slot is open. Send a photo and we'll quote the soonest window across the city and the northern suburbs.

What do you take?

Furniture, mattresses, appliances, electronics, exercise equipment, construction/renovation debris, garage and full-home or estate cleanouts. We can't take hazardous materials (paint, chemicals, propane) — ask us and we'll point you the right way.

How do I pay?

Securely online by card at checkout (powered by Stripe). Paying up front reserves your crew and locks your price — no haggling or awkward payment at the door.

Are there hidden fees for stairs or disposal?

No. An Uptown high-rise service elevator, a second-floor landing in Lake Highlands, a long carry from the back of an alley lot — all inside the flat quote, with the gate fee already in it. No per-flight charge, no fuel surcharge. The number only changes if there's materially more than the photos showed, and you approve that before anything moves.

Why not wait for the city's brush and bulky pickup?

If your month is coming up and it's yard waste or a few household pieces, use it. It won't take construction debris, it won't take the mattress off the second floor, and it won't come inside. A sofa here is $126, a queen mattress $103, and truck loads run $241 to $732.

Do I need to get it to the alley first?

No. Carrying it out of the house or down from the apartment is the job. Leave it in place — dragging a sleeper sofa across a hot driveway is exactly what you're hiring out.

Is my quote locked once I've sent photos?

Yes for what's in frame. If the garage holds twice what the photo showed, the crew re-prices from the same published list and waits for your OK.

What's included, and is tax on top?

Labor, carry-out, loading, the drive and the landfill fee. Texas taxes this service, so rather than adding a line at the door we build it into the quoted number — what you were shown is what the card is charged.

Do you donate or recycle?

Where a piece is genuinely reusable, it goes to a local reuse outlet, and metal, appliances and electronics are separated for recycling. Estate and turnover loads are often past that point, and we'll tell you plainly instead of implying a donation.

Are you insured?

Yes — General Liability $1M per occurrence and $2M aggregate, an Umbrella/Excess layer of $2M and $5M aggregate, and Workers' Comp on the crews. Uptown and downtown buildings get the certificate the same day.

Can you come when I'm not home?

Yes, when the load is reachable — a garage code in Preston Hollow, an alley-side pile, an unlocked gate. We text photos of the cleared spot afterwards.
